  1. Initial Conversation

    Every project starts with understanding what you are actually trying to accomplish. For smaller repair or pre-listing projects, we can often arrange a site visit quickly and provide a written quote within approximately 48 hours of seeing the work. For larger projects such as decks, workshops or renovations, the initial conversation is more detailed. We discuss approximate size, intended use, existing conditions, access, timeline, budget expectations and any design or permitting considerations before scheduling the site visit.

  2. Site Visit & Project Review

    Ben visits the property to take measurements, photographs and review the existing conditions. This is also where we talk through the details that affect how the finished project should function - not just what it should look like. For larger projects, Ben will often provide a preliminary verbal budget range during the visit so both sides can confirm the project is financially aligned before moving deeper into design and quoting.

  3. Preliminary Scope & Project Development

    For larger projects, MH Carpentry prepares a preliminary scope, rough layout and initial estimate before moving into detailed design. Projects generally over $5,000 may require a $250 project-development deposit before detailed design and formal quotation work begins. If the project proceeds with MH Carpentry, the $250 is credited toward the project price.

  4. Formal Quote & Agreement

    Once the details are confirmed, MH Carpentry prepares the formal project documentation. Depending on the project this may include accurate dimensions, defined scope, materials, exclusions, pricing, start date, payment milestones, warranty terms and permit requirements. Clients receive a complete project price rather than an hourly labour bill. When a project contains several distinct scopes, those scopes may be priced separately.

  5. Permits & Planning

    Where permits are required, MH Carpentry can coordinate applicable drawings within our scope, paperwork, municipal submissions and inspections. Engineering or architectural services required beyond our design scope are arranged separately and priced accordingly.

  6. Scheduling & Payment Milestones

    Every project receives a written payment schedule tied to clearly defined milestones. Larger projects are generally paid progressively as materials are ordered and major construction phases are completed, with the final amount due at the agreed completion or inspection milestone.

  7. Construction & Communication

    Once construction begins, Ben remains the client's primary point of contact. Depending on the project, MH Carpentry may work alongside trusted trades and subcontractors selected for their workmanship, reliability and professionalism. Regardless of who performs a particular portion of the work, MH Carpentry remains responsible for coordinating the project and the client experience.

    Clients are kept informed through regular updates, photographs and direct communication. You should never have to wonder what is happening at your own property.

  8. Respect for the Property

    Construction creates disruption. That does not mean the homeowner should have to live in a disaster zone. MH Carpentry makes an effort to keep work areas organized, remove debris and communicate anything that affects how the property can safely be used at the end of the day.

    The standard is simple: when we leave for the evening, you should be able to use the rest of your home without wondering what you are going to step on.

  9. Changes Before Charges

    Construction occasionally reveals conditions that could not reasonably be seen before work began, and clients sometimes decide to change the scope during a project. When that happens, MH Carpentry discusses the issue, explains the options and documents the price or scheduling impact before additional work proceeds.

  10. Final Walkthrough

    Once the agreed work is complete, Ben meets with the client for a final walkthrough. We review the finished project, answer questions, discuss relevant maintenance and make sure any outstanding concerns are identified before the project is considered closed.

  11. Project-Specific Maintenance Guidance

    For qualifying projects, MH Carpentry provides project-specific maintenance information designed around the actual materials and construction used. A deck package may include recommended maintenance intervals, finish/stain guidance, sanding information, fastener types, required driver bits, replacement board dimensions, actual project measurements, seasonal movement to expect, what is normal and what deserves a call, and options for future MH Carpentry maintenance.

  12. Written 30-Day Workmanship Warranty

    Work completed exclusively by MH Carpentry is backed by a written 30-day workmanship warranty. If something was missed, installed incorrectly or fails as a result of our workmanship during that period, we return and correct it at no charge.

  13. Follow-Up

    Approximately two to three weeks after completion, MH Carpentry checks back in. The purpose is simple: make sure the project is performing as expected, answer questions that have come up and address qualifying workmanship concerns while they are still fresh.

Do you charge hourly?

What happens if the scope changes?
